Motorised Blinds for Landed Homes: Tall Windows, Many Rooms and Whole-House Control
A terrace, semi-detached house or bungalow is a very different blinds project from a flat. There are more windows, taller glazing, more floors and more places for signal to fade. Here is how to plan motorised blinds and curtains for a Singapore landed home so the whole house works together.
Why Landed Homes Are a Different Project
HDB and condo owners usually motorise a handful of windows. In a landed home it is common to have fifteen to thirty openings spread across two or three storeys: double-volume living areas, a staircase window, sliding doors to the garden, a car porch, and bedrooms on every level. That scale changes the questions you should ask. Cost per window matters more, consistency of look matters more, and so does having one app that controls everything instead of a patchwork of remotes.
It also changes the order of decisions. In a flat you can often choose a blind and sort out power afterwards. In a landed home, power points, hub locations and window sizes are best settled early, ideally before the electrical and ceiling works are finished.
Tall and Wide Windows: Know the Size Limits
Landed homes tend to have taller windows and wider sliding doors than flats. Each of our blinds has a maximum single-panel width: 3.0m for roller and outdoor zip blinds, and 2.4m for combi and venetian blinds. Wider openings are split into multiple panels, which is normal and usually looks tidy when panels are aligned. A 1.5 sqm minimum billing area also applies per blind, so very small windows such as a staircase slit are priced at that minimum.
For very wide living room glazing, a motorised curtain track is often the more elegant answer because the track runs as one continuous line and the fabric stacks neatly to the side. If the opening includes a right-angle corner, an L-shape or U-shape customised track can follow it. For full measuring guidance, see our window measuring guide.
Matching Product to Space
| Area | Good choice | Why |
|---|---|---|
| Double-volume living room | Curtain track (from $150) | Continuous track suits wide, tall glass; fabric softens echo |
| Garden sliding doors | Curtain track or roller blind (from $55/sqm) | Track for wide stack-back; roller for a clean look |
| Master bedroom | Blackout roller or combi Blackout ($99/sqm) | Strong light control for sleep; see our bedroom guide |
| Children's rooms and study | Roller or combi (from $55 / $88 per sqm) | Cord-free motorised operation, easy scheduling |
| Staircase and landing windows | Roller blind | Tidy single-panel fit; scene control avoids reaching high |
| Car porch and covered patio | Outdoor zip blinds (from $170/sqm) | Built for weather exposure with side tracks |
| Kitchen and wet kitchen | Venetian aluminium or PVC (from $80/sqm) | Handles humidity and splashes better than fabric |
All prices are GST-inclusive starting figures; your final estimate depends on size, fabric and motor choice. Our 2026 price guide explains how the numbers build up.
One Ecosystem Across Every Floor
With many motors, mixing apps becomes frustrating quickly. Decide up front whether the house runs on Tuya / Smart Life or Aqara (HomeKit), then keep to it. Both work with Google Home, Alexa and Siri, and both let you group blinds by room, floor or the entire house. Our Tuya vs Aqara comparison helps you choose.
Signal is the main technical risk in a larger house. Concrete floors, brick walls and long distances between levels weaken wireless links. Plan at least one hub or Wi-Fi access point per storey and test before final mounting. The details are in our hub placement and range guide.
Power Planning Across Many Windows
Hardwired motors need a socket near each blind, while battery motors need periodic charging, typically every 3-6 months depending on use, at a premium of around $20-$40. For a big house, a mix often makes sense: hardwired motors in the main living areas where sockets are easy to plan, and battery motors on awkward windows such as a high staircase window. Have a licensed electrician add any fixed sockets during renovation. Our power point planning guide and battery vs hardwired comparison go deeper.
Scenes That Make a Big House Feel Simple
The real payoff of motorising a landed home is whole-house scenes. A "Good Morning" routine can open the bedroom blinds gradually and the living room track at a set time. A "Leaving Home" scene can close west-facing windows on hot afternoons to reduce heat and glare, and a "Night" scene can close everything at once. Build these once in the app and they run automatically. We walk through the setup in our scenes guide.
Timeline and Ordering Tips
Measure after window frames, ceilings and wall finishes are final. Fabric-based blinds take 5-6 weeks, so order early enough for handover. A free on-site survey is available, and orders of $500 or more qualify for free installation, which can be meaningful across a whole house. Starting with the living room and master bedroom, then adding rooms later, is a sound way to spread cost without changing ecosystem.
