Blinds for Condo Floor-to-Ceiling Glass: Heat, Glare and Privacy Solutions for Singapore
Floor-to-ceiling glass is a signature of modern Singapore condos. It floods the living room with light and views, and also with afternoon heat, glare and neighbours' sightlines. The right motorised covering lets you keep the view when you want it and shut it out when you do not.
The Floor-to-Ceiling Glass Challenge
A glass wall behaves differently from a normal window. There is far more glazing to shade, so afternoon heat and glare build quickly, especially on west and east-facing units. There is also no wall space to hide a blind in a recess, privacy is a concern on lower floors or where blocks face each other, and the sheer drop demands a covering that looks good at full height.
The good news is that motorised coverings suit this setup well. A tall, wide window is exactly where reaching a manual cord is annoying, and where scheduling and one-tap control give the biggest everyday benefit. See manual vs motorised: is the upgrade worth it for the broader case.
Your Four Main Options
Motorised curtain track. Curtains are the classic answer for wide glass. A track from $150 handles long spans, and our DIY tracks reach 5.2m with customised tracks up to 6.2m. Add a double track for sheer plus blackout layers, though it needs about 18cm of pelmet clearance instead of 10cm. Heavy or very long curtains may suit the stronger 2 N·m motor options. Details are in our living room track guide.
Roller blinds. Clean lines, from $55/sqm. A sunscreen fabric such as Fabric D ($55/sqm) cuts glare and UV while keeping the view, and a blackout fabric ($60/sqm) closes the room at night. Panels go up to 3.0m wide.
Combi / zebra blinds. From $88/sqm, with alternating sheer and opaque stripes that let you dial between view, privacy and shade. Panels go up to 2.4m wide, so wide walls are split into several. See the opacity guide.
Outdoor zip blinds. If the glass opens onto a balcony, outdoor zip blinds from $170/sqm shade the glass from outside, which is more effective than interior coverings at stopping heat. See the balcony weatherproofing guide.
Side-by-Side Comparison
| Option | Starting price | Maximum single panel | Best for |
|---|---|---|---|
| Curtain track | From $150 | 5.2m DIY / 6.2m customised track | Wide living room glass, layered look |
| Roller blind | From $55/sqm | 3.0m wide | Clean minimal look, sunscreen or blackout |
| Combi / zebra | From $88/sqm | 2.4m wide | Switching between view and privacy |
| Outdoor zip blind | From $170/sqm | 3.0m wide | Balcony glass, heat shielding from outside |
All prices are GST-inclusive, and fabric blinds are billed at a 1.5 sqm minimum. Because floor-to-ceiling windows are so tall, even a narrow panel adds up in area, so use the live estimate on each product page.
Handling Heat and Glare
Blinds do not insulate, but they intercept solar radiation before it is absorbed and re-radiated as heat indoors. On glass walls that is a big deal. Combine a sunscreen roller for the day with a blackout layer or curtain for the evening, and use scheduling so the shade lowers before the afternoon sun hits. Our energy guide sets honest expectations, and the scenes guide shows how to automate it.
Privacy Without Losing the Light
Higher floors can leave the glass open to view, while lower floors face neighbours. A sunscreen fabric gives daytime privacy from outside while you still see out, but at night with lights on the effect reverses, so plan a closing routine or a second layer. A sheer curtain track plus a blackout roller is the classic combination, covered in our layering guide.
Long Spans and Grouped Control
Wide glass walls are split into several panels, and the panels can be grouped so they move together. Use the Tuya or Aqara app, Google Home, Alexa or Siri to control the group as one. Keep the panels in the same motor ecosystem to avoid juggling apps. See Tuya vs Aqara, and plan sockets early using our power point planning guide.
Measuring and Planning
Measure the width and the full drop carefully, and note any sliding-door track, handles or curtain-box height that could limit clearance. Our measuring guide walks through it, and a free on-site survey confirms everything. Remember the usual 5-6 week lead time for fabric blinds, and plan around move-in.
Our Suggestion by Situation
For a west-facing living room with a sliding door, a double curtain track with sheer and blackout layers is hard to beat. For a minimal flat with big glass, sunscreen rollers per panel keep it clean. For a balcony-facing wall, add outdoor zip blinds outside the glass and a track inside. For a bedroom with a glass wall, use blackout rollers or combi, as in our bedroom guide.
