Moving Out or Selling Your Home: What Happens to Your Motorised Blinds?
Motorised blinds feel like part of the home, but are they? Whether you're selling an HDB or condo, returning a rental or simply moving to a bigger place, here's how to decide what stays, what travels with you, and how to avoid awkward surprises on handover day.
Start With the Basics: Fixtures or Contents?
In Singapore property sales, the sale terms normally spell out which items stay with the home. Fixed items such as built-in wardrobes and light fittings are usually discussed explicitly, and loose items like curtains and blinds can fall into a grey area. Motorised blinds sit even further into that grey area because the brackets are screwed into the ceiling or window reveal, the motor is wired or plugged in, and the whole thing is linked to an app account. The safest assumption is that nothing is automatically included or excluded: decide early, then write it down. Your property agent or lawyer can tell you how to record it in the sale documents. We are a blinds company, not legal advisers, so treat this guide as practical planning rather than legal advice.
The same logic applies when you hand back a rental. Our renters guide covers what is removable and what needs landlord approval; this guide picks up from the other end, when it's time to leave.
What Usually Stays, and What Can Travel
Think of a motorised window treatment as three layers: the hardware fixed to the building, the blind or curtain itself, and the digital pairing that makes it smart. Each layer behaves differently when you move.
| Item | Easy to take with you? | Notes |
|---|---|---|
| Ceiling brackets and curtain track rail | Possible, but leaves screw holes | Tracks are cut and sized to one window run; they rarely suit a different width without re-fitting. A DIY Set track (from $150) is easier to unscrew than a customised one. |
| Roller, combi and venetian headrails | Brackets stay, unit clips off | Blinds are made to measure per window (1.5 sqm minimum billing, 3.0m max panel width for roller, 2.4m for combi and venetian), so they only fit a new window if the measurements happen to match. |
| Outdoor zip blinds | Not practical | Side rails are fixed into the balcony structure and the system is sized to that opening. Usually left in place. |
| Motors and remotes | Yes, with care | Motors travel with the blind. Remotes and any hub are small and portable. |
| App pairing (Tuya / Aqara) | Needs resetting | Pairings are tied to your account and hub; they must be removed before the next owner can use them. |
Because blinds are cut to the millimetre for each window, the most common outcome is that they stay with a sold flat and are replaced when you move into the next one. Taking them along only pays off when the next home has windows of near-identical size, which is more likely if you're moving between flats of the same HDB or condo layout.
If You're Selling: Make the Blinds an Asset, Not a Question Mark
Buyers viewing a flat will operate the blinds, so a few simple steps help. First, make sure every motor responds on both the app or remote and the manual fallback where one exists. Our troubleshooting guide will help you clear most common faults before the viewing. Second, give the agent a one-line summary: which rooms have blinds, which ecosystem they run on (Tuya/Smart Life or Aqara), and whether battery or plug-in motors are used (see the battery vs hardwired motors guide). Third, decide whether you want the blinds to be included or to come with you, and say so before the offer stage rather than after.
A well-kept set of motorised blinds can be a talking point, particularly in a newer condo where buyers value finished, move-in-ready interiors. We can't promise any uplift in sale price, so don't count on one; think of it as easing the viewing experience and avoiding last-minute negotiation over fixtures.
Resetting the Smart Side Before Handover
The step people forget is the digital handover. If the buyer or next tenant inherits blinds that are still tied to your Smart Life, Aqara Home, Google Home or Apple Home account, they won't be able to add them to theirs. Before handover:
1. Note which devices you have. List every blind or track by room so nothing is missed. 2. Remove each device from your app account (or factory-reset the motor following its instructions) so it returns to pairing mode. 3. Remove the hub from your account if the hub is staying; if the hub is leaving with you, the blinds will need re-pairing to the new owner's hub. 4. Leave the remotes with the home if the blinds stay, ideally labelled by room. 5. Take a short video showing each blind opening and closing, as a record of working condition on handover day.
If you want to understand where the hub fits, the hub placement guide explains what it does and why it matters, and the Tuya vs Aqara guide shows how the two ecosystems differ.
If You're Taking Blinds With You
Removing blinds is a small job, but it still leaves screw holes at the brackets. Agree in writing with the buyer or landlord that you'll remove them, and arrange a visit to make good (fill and touch up) if the agreement requires it. Keep the brackets and screws together in a labelled bag per window. Measure the new windows using our measuring guide before you decide which blinds are reusable; if a blind is more than slightly too narrow or too wide, it's usually more sensible to make a new one than to force a fit.
Warranty is another reason to keep records. Our motor warranty guide lists the terms on each product line, and having your original quote and install date makes any later claim simpler. Keep that paperwork somewhere safe rather than in an app that you may be about to leave.
Moving House: A Simple Decision Table
| Your situation | Leave the blinds | Take the blinds |
|---|---|---|
| Selling, and blinds are agreed as included | Yes; reset the smart pairing and leave remotes | No |
| Selling, and blinds are excluded | Remove cleanly before handover | Yes; arrange hole repair if needed |
| Returning a rental | Remove if you installed them and the lease requires it | Yes, if the next home has similar windows |
| Next home has the same layout | Optional | Strong case to take: sizes may match |
| Next home is a new BTO or condo | Usually leave | Usually order new; see the phasing guide |
Planning the Next Home
Moving is a natural moment to rethink your windows. Order lead time for made-to-measure blinds is around 5-6 weeks, so it pays to start before the keys are in hand. Use our installation timeline guide to plan around your move-in date, and look at the power points guide so the new home has sockets where your motors need them. The 2026 price guide gives realistic budget numbers: Curtain Track from $150, Roller Blinds from $55/sqm, Combi/Zebra from $88/sqm, Venetian from $80/sqm and Outdoor Zip from $170/sqm, all GST-inclusive.
